Background:
A large-scale upgrade of piping system in Kowloon City and nearby areas was being held by the Drainage Service Department under the Contract of Upgrading of Central and Eastern Kowloon Sewerage Phase 1 DSD CONTRACT NO. DC/2008/08.

An initial condition survey is required to record the existing condition of the ground floor level of the buildings nearby the area affected prior to the commencement of the site construction and to assess the possible impact of the construction on the structure of the buildings.

Troika Engineering Limited was commissioned by Penta-Ocean-Concentric JV, the main contractor of the upgrading work, to conduct an initial condition survey to the ground floor shops and their backyard areas in the proximity including photos taking and report preparation.

As the construction will be carried out along the service lanes/alleys outside the backyard of the shops, Troika is to identify the existing structural defects and condition of the backyard areas of the shops and justify whether they will be affected by the upgrading works.


Troika's Works:
  • Carrying out survey prior to the commencement of the site construction to assess the possible impact of the construction on the structure of the buildings.
  • Retrieval and review of available record plan and information of the affected buildings from Buildings Department.
  • Visual inspections and taking photo records of the front shops and backyard areas of the affected buildings.
  • Recording of the general view and condition of the backyard, external wall and back lane areas of each shop and structural defects in particular cracks and spalled concrete observed.
  • Preparation of initial condition survey reports with assessment and endorsement by Registered Structural Engineer.
